This data dictionary provides simple definitions for each data element in the SiteFinder application using the following format:

Parcel Number
A unique, nine digit parcel identifier/account number created by the Board of Revision of Taxes Staff to identify a specific property. (Source: BRT)

Owner 1
The first name in the grantee section of the deed. (Source: BRT)

Owner 2
The second name in the grantee section of the deed. (Source: BRT)

Category
Category Code Description (from Lookup table) (Source: BRT)

Zoning
Zoning is the exercise of a municipality’s “Police Power” to protect the public health, safety and welfare by placing bulk, height and use controls upon land and buildings. For detail information, please visit http://www.philaplanning.org/plans/zoning.pdf (Source: PCPC)

Lot Size
The total area of the parcel, not the floor area contained by the building. (Source: BRT)

Plan Area
Philadelphia City Planning Commission (PCPC) divided the city to 10 planning areas. (Source: PCPC)

Frontage
When looking towards the site, this relates to the width of the lot as it abuts the principle street. (Source: BRT)

Depth
As measured from the principle street to the rear property line or secondary street. In the case of different depths of parallel side lines, an average is taken. In the case of irregular, the deepest measurement is taken. On corner sites, the second str (Source: BRT)

Vacant Land or Building
'L' indicates vacant land, 'B' indicates vacant building (Source: PEC)

Single Story
Building on site has a single story (Source: PEC)

Multi Story
Building on site has more than one story (Source: PEC)

Site Maintained
Site is actively kept in order (Source: PEC)

Paved
Lot space has been paved (Source: PEC)

Fenced
Property is fenced off (Source: PEC)

Rail Spur
Freight rail spur on property (Source: PEC)

For Sale
Property for sale (Source: PEC)

For Lease
Property for lease (Source: PEC)

Comment
(Source: PEC)

Sale Date
The date the deed was transferred. (Source: BRT)

Sale Price
This is the sale price or consideration in the deed, the fair market value on the affidavit in the deed or the projected consideration. (Source: BRT)

Market Value
A percentage of the fair market value of the property. The BRT uses a combination of three techniques for determining market value: sales comparison, property rental income and cost depreciation. (Source: BRT)

Taxable Land
Assessed value of the land at the time of certification. (Source: BRT)

Taxable Bldg
Assessed value of the building at the time of certification. (Source: BRT)

Exempt Land
Exempt land assessment at the time of certification. (Source: BRT)

Exempt Bldg
Exempt building assessment at time of certification. (Source: BRT)

Date of Certification
The date the market value was last certified. (Source: BRT)

Date of Assessment
The date the assessment was last changed. (Source: BRT)
